Sample Letter to Landlord: Improper Notice to Vacate - Breach of Rental Agreement

The following document ONLY applies to jurisdictions in Kentucky that have enacted the Uniform Residential Landlord Tenant Act. These jurisdictions are: Barbourville, Bellevue, Bromley, Covington, Dayton, Florence, Lexington-Fayette County, Georgetown, Louisville-Jefferson County, Ludlow, Melbourne, Newport, Oldham County, Pulaski County, Shelbyville, Silver Grove, Southgate, Taylor Mill and Woodlawn.

Further, this information only applies to residential leases. It does not apply to: commercial units, properties under contract for sale, hotels or motels, or people who are employed by the landlord.

Dear Landlord:

Please be advised that you have not complied with KRS 383.660, which requires you to deliver written notice to a tenant if you feel that the tenant has committed acts that are contrary to the rental agreement and to give the tenant fourteen (14) days to correct or cease from committing acts that are contrary to the rental agreement without terminating the rental agreement or given the tenant notice to vacate.

Therefore, since you have failed to do this, your notice for me to vacate the premises at ______________________________ is improper and thus, our rental agreement should not be terminated.
